Mandya Development
The intent is to create a destination development that will house villas of various scales, a wellness resort and clubhouse. The wellness spa and resort, whilst being a fulcrum for the township residents in the long term, must also, in the short term, serve to be a recreational destination for the citizens of Mysore and Bengaluru.
Large scale developments are generally addressed in the same way across the world - a linear grid of roads with plots fitted into them. This is efficient, but it compromises experience. So as part of the design process, it was important to create a new typology of developments that maximised on experience. The fulcrum to this design was a central spine which serves as the means to carry one through the site. The central spine also acts as the landscaping and recreational core for the site, which helps the various aspects of farming, and public activity to come together, so the site project sits as one piece experientially.This spine becomes the basis to develop the supporting roads and circulation network, which in turn creates pockets of land that will be divided to form plots.
Residential Plots are carved out of the central spine and roads cutting through the site. The plots are divided to cater to a wide variety of customers starting from 2500 sq.ft to 10,000 sq.ft. The plots are positioned in such a way that larger plots are lined along the central spine to fetch a larger value. Commercial lands allocated for the site is an estimated 20 acres, where a variety of agricultural intentions will be realised through horticulture farms and forest lands. A wellness spa and resort will also be realised as the epicenter for the site, wherein guests from the city will be allowed to stay in the community and soak in the essence of a true healthy lifestyle, availing the wide variety of offerings the wellness resort has to offer.
